This 56 unit apartment complex, that was built in 1963 had a non-performing loan against it that was not paid on by the borrower and eventually taken back by the local bank. Epic, in a partnership, was able to acquire it from that bank and after completing two years worth of very expensive renovations, was able to lease it back up with happy local residents who created a wonderful community. Eventually Epic was able to refinance it, however the partner wanted to sell the project about 8 years after it was first obtained, making both Epic and the partner whole and profitable in this little venture.
